Tips for Selling Your Home

There are many possible approaches to take as you prepare to sell your home, and it’s easy to get overwhelmed. Hiring a realtor to help with the process has many benefits.  For example:

  • A real estate agent can bring objectivity into a transaction that is quite significant, and sometimes emotional, for those involved.
  • They can provide a free market analysis, which will allow you to compare similar homes recently sold in your area in order to more easily gauge how much you can expect to sell your home for.
  • They are always up-to-date with the real estate market, and can help you get the top price in the best timeframe.

In the meantime, there are ways you can prepare for your home presentation:

Set a good first impression.

Trim the front lawn, paint the front door; first impressions are lasting, so do what you can to raise curbside appeal.

Prepare your house…but not too much.

You shouldn’t spend thousands on a new roof because it might not pay itself off after you sell. Making basic repairs will go a long way; fix leaky faucets; carry out smaller repairs to windows, doors, cabinets, and other minor flaws.

Make your home shine.

Studies show that houses with ample lighting are more appealing. Open draperies and curtains will let the sun shine in and lighten up your interior. Make sure the windows are clean!

Cleaning can go a long way.

You should always de-clutter as much as possible and clean everything you can. This includes surface cleaning, dusting, and making sure the bathroom is spotless.

One of the strongest senses is smell.

Make your house smell as good as it looks with incense, candles, air fresheners, and general cleanliness. Open your windows and let some fresh air in, as well.

Organize and arrange everything.

Organize spaces like your closets and cabinets to extenuate the ample space. Remove excess furniture and arrange remaining furniture to show how well space can be used.

Remember, the bedroom is where they will sleep.

While it is important for each part of a house to look its best, the bedroom is one of the most essential rooms to clean, prepare, and arrange for the potential buyers.

After your home is prepared and people are being shown the house, there are more ways you can help the process:

Depersonalize your home.

The potential buyers don’t want to see your family photos and personal belongings. Be sure to remove as many of your personal possessions as possible so that people viewing your home can envision their own belongings on the shelves.

Welcome those who are viewing your home.

Make whoever is viewing your home feel as welcome as possible. Ways to achieve this include turning off any excess noise (radios, TVs, etc.), putting flowers in the front entrance room, and similar small touches.

Hide and dispose of anything excess.

Rent a storage unit to get any unwanted or unneeded furniture out of the way.

Sometimes it’s good to disappear.

Not only should you depersonalize, but you should also make sure you’re not around when someone is viewing. This will decrease the pressure for them. Also make sure any pets are out of the way, or ideally, not present.

Work with your agent.

Let your realtor discuss price and terms with the prospective buyer. Also show your home only by appointment through your agent. If the potential buyers are working on your agent’s time, the sale will close more quickly.

If you follow through with all of these steps, and work with your Real Estate agent, you’ll have your house sold in no time!
